The BPG | 360 team carefully designs custom strategic plans to meet the challenges and opportunities faced by each specific property while optimizing value and performance.
Ralph Rossi, Senior Vice President of Commercial Operations
Ralph Rossi is the Senior Vice President of Commercial Operations for BPG|360. He oversees all aspects of finance, leasing, construction, tenant relations and facilities management for the company’s six million square foot commercial portfolio.
Ralph brings with him an extensive background in banking, business development, sales, finance and management, having previously worked for JP Morgan Chase and Fidelity Leasing.
Ralph received his Bachelor of Science degree from the Wayne Calloway School of Business at Wake Forest University. He is a member of CIRC and BOMA and currently serves on the board of the Riverfront Wilmington Business Improvement District, the Council of Advisors for Christiana Care, and is a Corporator for Artisans Bank.
Paul Watts, Vice President of Commercial Operations
Paul Watts is the Vice President of Commercial Operations for the BPG|360, joining the firm in 2015. An industry veteran, Paul brings over thirty years of real estate leadership, operational management and mechanical systems expertise to the company. With an extensive background managing the customer experience and property operations, he is a demonstrated leader with proven ability to maximize the operational performance of the commercial office portfolio. He currently oversees the day-to-day operations of BPG|360, the companies commercial property management platform which includes all tenant services, property management, engineering and project management within the commercial office portfolio.
Paul is a member of the Commercial-Industrial Realty Council (CIRC), the Building Owners & Managers Association of Philadelphia (BOMA) and the Building Owners & Managers Association of Pittsburgh. He currently serves as a Director for the New Castle County Board of License, Inspection and Review.
Nikki Hershey, Administrative Manager
Nikki coordinates all contract administration for the commercial team. Her primary responsibilities include processing purchase orders, service contracts and construction agreements for the office portfolio. Additionally, Nikki provides assistance with oversight of our online work order management system to ensure our tenants are receiving first class service.
Stacey Brooks, Senior Property Manager
Stacey joined BPG|360 in 2022 as a Senior Property Manager overseeing the Brandywine, Nemours, and Dupont Buildings as well as the City Center Parking Garage. She has both national and international property management experience most recently in Florida and Dubai.
In addition to her Associate of the Arts in Businesses, Stacey is a licensed Real Estate Associate in Florida and Dubai, UAE. She is a member of CREW (Commercial Real Estate Women) Greater Philadelphia and regularly volunteers at Seaman’s Center of Wilmington.
Lisa Bariglio, Property Manager
Lisa joined BPG|360 in 2018 and brings with her over ten years of commercial real estate experience to the company ranging from development, multi-family, construction, retail and office brokerage, asset management, and off campus student housing acquisitions and dispositions. Lisa manages 500 Delaware Avenue, a Class A Office building in Wilmington’s CDB, Greenville Crossing I & II Retail Center in prominent Greenville, Delaware, and third party manages The Wharf a 400,000SF office building HQ to the Philadelphia Union in Chester, PA.
Tad Hershey, Property Manager
Joining BPG|360 in 2008, Tad has over a decade of experience managing ten historical buildings along the Market Street corridor. In addition to the commercial properties along Wilmington’s Market Street, he also oversees 1105 North Market Street, also known as the IM Pei building.
Tad graduated from Washington College with a BA in Art History.
Tracy McCausland, Property Manger
Tracy joined BPG in 2015 with our Residential Division as the Manager for LuxiaSuites. She oversees the day to day operations for Delaware Corporate Center and Bellevue Corporate Center.
Prior to joining BPG, she worked in residential property management for corporate housing. She graduated with a degree in Business Administration from Ohio Dominican University.
Anthony Russo, Property Manager
Anthony began his career in property management in 1990, joining BPG in 2014. He was the 1997 RPA scholarship recipient from the Building Owner’s and Manager’s Institute in NY, a distinct real estate designation within our business. Anthony currently oversees out northern Pennsylvania properties in the Conshohocken, Blue Bell and King of Prussia markets.
Anthony graduated Summa Cum Laude with a Bachelor’s Degree from Saint Joseph’s University.
Alejandro Velazquez, Property Manager
Alejandro is a Property Manager for BPGl360. He began working with the company in 2018 as Assistant Property Manager at Concord and Foulkstone Plaza. Alejandro brings over 15 years of industry experience with building/facilities engineering, over 10 years of experience on leadership roles such as Assistant Chief Engineer at the Embassy Suites Hotel and Chief Engineer at the Westin Hotel where he was also part of the pre-opening management team.
Prior to joining BPG|360 he worked as Senior Facilities Tech at Navient where he managed their Newark, DE facility and provided direct support to the Director of Facilities by managing different projects on other sites.
Bob Bognet, Assistant Property Manager
Bob is an Assistant Property Manager for BPG|360. Joining the company in 2024, Bob assists in overseeing the Pennsylvania portfolio which includes One Tower Bridge, Quaker Park, and Swedesford Park.
Bob began his career in property management in 2006 working as a Coordinator for Paramount Picture. He also managed a large commercial property for Anastasia Beverly Hills and was a Property Manager at Cushman and Wakefield. Bob graduated from Penn State University with a Bachelors Degree in Business Management.
Kris Nayda, Assistant Property Manager
Kris is an Assistant Property Manager for BPG|360. She joined the company in 2024, and assists in overseeing the day to day operations of 500 Delaware Ave.
Prior to BPG|360, Kris was a National Account Manager coordinating GSA elevator inspections nationwide. She graduated from Rowan University with a Bachelors Degree in Business Management and Finance.
John Snyder, Director of Security and Safety
John oversees fire, life, safety and security (F/L/S/S) operations, maintenance and planning throughout our commercial portfolio. With over 25 in Safety and Security Operations, John’s unique viewpoint allows him to custom tailor emergency action plans and procedures to fit the nature and needs of each building and tenant.
Jeff Reed, Director of Information Technology
Jeff joined BPG in 2016 and provides strategic oversight of the IT Department. Jeff provides leadership for the continued development of an innovative, robust, and secure information technology environment throughout the company. Jeff has over 25 years in the information technology field.
Prior to joining BPG, Jeff has spent 25 years in the information technology space, most recently as the IT Director for the Delaware Department of Justice. Prior to that position, Jeff worked in various IT roles for Pfizer Pharmaceuticals, JPMorgan Chase and the DuPont Hospital for Children.
